Propeto supplies property intelligence reports. A report describes what the documents say and what the public record says, and names every point at which they disagree. It is not legal advice, conveyancing, a survey or a valuation, and it does not create a solicitor–client relationship.

Reports are prepared from the materials you upload and from public registers as they stood at the time of the checks named in the report. Anything the report could not check is shown as exactly that — never as a clean result.

Payment is taken before analysis. Published reports remain downloadable in your account and do not expire. HM Land Registry documents are available for exactly as long as HMLR makes them available.
